Members at Village Green have exclusive access to our clubhouse free of charge. You can easily reserve it on the VG website. We have done this for large game nights and birthday parties. Many residents serve the community by offering free or low charge activities in the clubhouse and at member's private homes, particularly for the children of the many dental, law, and other post-grad students living at Village Green. Personally members of our family have enjoyed the awesome dance and tumbling classes at the clubhouse. It’s an awesome benefit of being a VG member.
Many retired people also enjoy Village Green, this allows them the ability to own without the responsibility of all the upkeep associated with a full house. Maintenance is great when needed. Bills come down to electric, gas, co-op fee, and housing insurance. For us students the support from the student community, safe and open green space, several playgrounds (one directly behind our unit), as well as the cost of living can not be beat at Village Green.
Our location offers privacy from the hustle and bustle of downtown Omaha while still providing quick and easy access to its nearby amenities. Within walking distance are the Lauritzen Gardens and Henry Doorly Zoo. You will receive free access to the Gardens as a resident at VG. The community, location, and price cannot be beat! Additionally, Ed's Rexall just a couple blocks away delivers prescriptions to many of our residents for just one dollar per prescription.
Background Check & Fees - $25 Per Adult + $415 a unit
Each adult residing in a residence and co-signer must pass a background and credit check. The cost is $25 per person. Please send a copy of the driver's license & social security number for the applicant(s) and co-signer with your application paperwork. There is also a $190 refundable membership fee and a $225 non-refundable transfer fee.
Security Deposit - $1,000
A security deposit of $1,000 in the form of a Cashier's Check must be turned in at the time of executing the Occupancy Agreement. This deposit IS NOT part of the purchase price and is refundable to the new member minus any deductions needed to repair the unit, replace paperwork not turned in, or cover any missing fees at the time of unit sale.
Utilities and Co-op Fee
Buyers are responsible for utilities and the monthly co-op fee as of the date listed on the Acceptance of Townehouse Agreement form.
Move-In Appointment
An appointment is required to receive keys and share. Please call the Village Green office to schedule a time to move-in.
Financing
You may finance your unit with a personal loan from any bank or a housing loan through South Metro Federal Credit Union.
Non-Smoking
As of May 1st, 2019, Village Green Townhouses will be completely smoke-free. Smoking will no longer be allowed anywhere on the premises.
Pets
Members are allowed to have either one (1) dog OR one (1) cat per unit. Pets must be under 30 lbs. and cannot be an aggressive breed as defined by Village Green's insurance carrier. Members are required to pay a $25 per month pet fee and will be required to pay for any damages to their unit or to Village Green property. Fees will be assessed for any pet waste not picked up by owners. Pets must be accompanied by their owner at all times while outside the unit, must be kept on a leash, must be current on all required immunizations, and current on their County and State registrations. Members of Village Green who wish to have a pet may apply for a pet license at the office and will be required to annually submit verification of immunization, registration, and liability insurance (this can generally be added to your home insurance policy).
